Spring/Summer Reminders – 2017

As Spring and Summer 2017 roll in, it is time to take a look at the condition of our Community.

During a recent neighborhood walk through inspection a few items were obvious that need some attention in order to maintain our Community’s pleasant appearance as well as increase our property values.

Coventry Group has been tasked with periodic inspections at which point Violation letters will be sent out. This is just a friendly reminder.

The main items to focus on are:

  • Trash cans need to be out of view except for days of pick-up.
  • Lawns need to be mowed and front yards must be kept uncluttered and well maintained, including shrubs and bushes.
  • If you are planning major work including decks and/or fences or painting, please be sure to complete and submit the ARC form found under Documents/Architectural Change Request Form.
  • No boats, trailers or recreational vehicles are to be parked or stored on the premises.
  • Please clean up after your pets in your yard and all common areas. Leash laws are enforced.
  • Park only in your designated spots.  Visitor spaces in front of homes must be left free for guests.

2016 Annual Meeting – Raise in Assessments for 2017

The 2016 Annual Meeting date was set for December 27th.  The HOA was able to establish quorum and discussion took place on the need for a raise in dues.  3 options were presented and the majority vote supported the 3rd option of a $100.00 raise in annual assessments for the 2017 Fiscal year.  Please plan accordingly for this increase for 2017.

The HOA has been aware for some time that the yearly assessments needed to be raised to allow the association to better handle the growing amount of work and improvements to the streets and common areas.  Since the HOA only has 67 homes this burden is shared equally among a small number of homes and therefore the yearly assessment needs to increase to handle this work. Please be aware that the assessments have not been increased since 2011 and it is now time to begin the process of raising these.  We thank everyone who showed up and gave input to help determine the amount of this increase.

 
Board Meetings
December 4, 2016

The 2017 Board Meeting Schedule has not yet been set.  These dates will be posted after the Annual Meeting scheduled for December 27th.  If you are interested in attending please contact Mark at 540-974-0025.  All members are encouraged and welcome to attend.  Usually these will be at the Coventry office at 21 S. Kent St. in downtown Winchester in the evenings so that board members can get home from work.  We look forward to seeing you there.

 
Common Violations
March 18, 2016

Please make sure to keep the community looking good by adhering to these rules and regs:

  • Lawns must be mowed and trimmed consistently throughout the growing season all the way to the curb. Bushes and trees on the lots need to be trimmed back periodically from the home,front windows and entrance ways. This is the home owners responsibility.
  • Trash cans must remain out of sight in the backyard, except on trash pick up days.
  • Dogs must be curbed immediately and dog waste cannot be left in your yards, back yards or common areas. This is a major health hazard and can carry disease.
  • All children’s toys, bikes, and personal items must be kept out of the front lawns when not in use.
  • Speeding is not allowed in the neighborhood. Please report this immediately to the local police.
